Regarding the Crest Nicholson Group and their plans to build 99 houses on the fields south of Manor Road, Saltford. It was really good to see how many people turned up at the open consultation evenings but disappointing that it was mainly people from the Manor Road and Montague Road areas. The Crest Nicholson Group intends to build 99 houses on that small area of Green Belt land comprising, 17 two bedroom, 24 three bedroom, 55 four bedroom and three five bedroom houses built with two "small" areas of parking for visitors. They are advertising these houses as affordable housing but the majority are four and five bedroom so will be for larger families and the more affluent.

The problems will come when, as in the case of most houses in Saltford, there are at least two cars for every house so we are talking about over 200 cars coming down from that small entrance road directly opposite the Saltford School's rear gate every day and clogging up Manor Road and the surrounding areas even more than most days.

There will also be a huge impact on the future intakes into Saltford School as when we moved to Saltford we were advised that to get our children into this school we needed to live as close as possible to the actual school. These planned houses are right on the school back entrance and couldn't get much closer so will surely impact on the places available to the children living in the outer areas of Saltford.

The increase in houses in Saltford may well be good for local business but at what cost? A large increase in traffic, in a village and the roads exiting and accessing the A4, which are already congested on a daily basis. Increased competition for places in Saltford School and finally, an accident waiting to happen on a site entrance right opposite the school gates.

Traffic and parking are already contentious at school opening and closing times without introducing another 200 cars into the equation. Full details can be found at pegasuspg.co.uk/manorroadsaltford.

The planning application will be submitted to B&NES Council by the end of October and has to be determined by them within 13 weeks of submission.

I would ask that all residents of Saltford oppose this planning application.
