According to Colliers International, who are marketing the business, the hotel has an annual turnover of more than £500,000 and comes with a three-bedroom owner’s flat.
The Grade II listed building was built in the early 1860s for the Eldridge Pope brewing family.
Simon Wells, from Colliers, said: “Over the years we have sold other businesses in the city, but they don’t come to the market often so this represents a rare opportunity to buy one of the larger B&Bs in this enduringly popular tourist city.”
He added: “We expect The Ayrlington to attract international interest too as Bath always brings worldwide interest.
“Crucially, it is only an hour and a half or so by train to Paddington making the city a highly desirable place to live and accessible for those looking to escape London.”
The Ayrlington has earned several awards under Mr and Mrs Roper including Five Stars Guest Accommodation from The AA and AA Premier Collection.
Mr and Mrs Roper declined to comment on why they were selling the business.

“Hmm! 2.7 million and they will NOT tell WHY they are selling up! Rates to high? Lack of customers? Problems with foundations? Traffic noise? Going in to bankruptcy? Being sued? Land possibly under a 'future' compulsory purchess order? Huge debts? Bad reputation? Rising damp?
Dry rot? Ground shift? Getting a divorce? Tax evasion? Just a few 'RED FLAG' questions I'd be asking if I were a potential purchaser?
Looks a very nice place though!”
